December 2009 saw a 6.17% increase in the number of homes in Loudoun VA compared to December 2008. In the sales of homes in Loudoun, the List price / Sales Price ratio of 95.18% shows us we are still clearly moving in the right direction.

December 2009 still represents a 41.8% drop in homes in Loudoun sold from the peak sales in November of 2005. That is a big drop in Loudoun VA Homes sales. The good news is that Loudoun VA real estate sales have held steady improving in price and sales from 2006. In my opinion we are past the bottom, sales are rising, and Active inventory is way down. Slowly but surely we are headed into a recovery. It's a great time to buy while the rates are super low and sellers are still negotiating a little!
